We are aware of your eagerness and excitement to get the ball rolling on your project and this is where it will all start: Designing and Planning all the little details that will make up your dream project.
At EDGE-BUILDERS, we can provide you with our design expertise, whether it entails a space addition, ADU's, or space reallocation on a home remodeling, an elegant, aesthetic makeover, or introduction of a functional ergonomic design for your restaurant or retail business, we can help.
Our Design process is simple - you tell us your basic ideas and we will produce a complete design package that includes floor plans, aesthetic finishes, equipment and material specifications, value engineering, and all the other little details involved in creating a great-looking and functional project.
Our Design package comes with a 3D walkthrough, color renderings, and optional scaled, printed 3D models, for your presentation and marketing purposes.
But, before our Design process can begin, we will be requesting some initial information from you regarding your project, and this will include documents called " As-Built" plans. These are the previous sets of plans used to build your existing home or building. In some cases, your City can help you with the file copy in their archives, but if you're out of luck and no "As-Built" copy is found, don't worry, we can help you too in reproducing an "As-Built" condition of your building.
The Design process of each project is considered to be the most critical stage of a construction project. Success and failures of a project can be attributed to the brilliance or dullness of the design.
In order for our DESIGN+BUILD program to become efficient, we have partnered with reputable Architects and Engineering firms who can provide us with all the necessary professional services at reasonable cost and turn around period. This contracting approach will bring direct benefits to the client with streamlined coordination and timely delivery of information thus, effectively cutting the downtime of each processes.
All coordination are being handled internally between our design team and consultant Engineers, thereby avoiding unnecessary delays and confusions when compared to the client having to deal directly with both the Architect and the Designer separately.
Our design team is also closely involved in reviewing initial plan drawings ensuring that all design parameters are accommodated.
This method is proven to be more pro active since the designer and the builder are both involved in the planning and design process which allow more collaborative efforts in producing a sound and buildable plan suited to the actual field conditions.
This contracting method also minimizes the rate of change order work due to insufficient plan details, missing plan information or design conflicts since the builder's input are considered during the planning and design stage.
After thorough review and collaboration, a complete set of stamped plans will be produced ready for Building Plan Check submittal.
An organized plan set with clearly drawn details and references will merit faster review process. Always print your plan sets on prescribed sheet size and drawing scale by the reviewing agency.
Part of the design and plan production services is to submit all plans to respective reviewing and approving agencies specific to each projects. Our team will also make the necessary follow ups and liaison with the respective agencies to ensure that all submittal requirements are fulfilled.
Once review comments are released and all submittals are issued back for corrections, our team will diligently work on performing all required corrections/notations from the reviewing agencies and resubmit the corrected package with utmost urgency.
Each reviewing agencies has its own review timeline. But calling to follow up the status of your submittal will help foster rapport with the reviewing officer.
The final phase of the Design services is to procure the actual building permits upon approval of all plans from all approving parties.
Another advantage of the DESIGN+BUILD package is that since the Design team who is in-charge of Plan check submittal and permitting process, and has the active information on when the permit will be released, is also part of the Build team within the company. This favorable circumstance allows us to effectively forecast and manage our mobilization, procurement of materials, and effectively schedule the actual build program.
Make sure to prepare other business related documents that the City might require prior to issuing the Building permit.
